The Villas, located in the heart of Lakewood, Colorado, is truly an oasis in the city, set in a total area of over 25 acres, with an estimated nine acres of landscaping and mature trees. There are 145 maintenance-free townhomes in the Villas, each of them an entirely separate home, although architecturally connected by a roofline. All Villas homes boast at least one large private patio or garden area. Alas for the younger generation, the Villas is an age-restricted community, in accordance with the Housing for Older Persons Act of 1995 and our declarations. Eighty percent or more of Villas homes must have one occupant at least 55 years of age, while the remainder must have at least one occupant 50 years old or older. The Villas was originally designed as an adult community so no occupants under the age of 16 are permitted. Villas residents, many of whom are retired, enjoy a safe, secure, and carefree environment and lifestyle here, surrounded by a community of caring neighbors and friends.
The Villas were built soon after the development of Lakewood’s Villa Italia mall, which at its height, was the largest shopping mall between Chicago and California. The Villas derives its name and Mediterranean garden living motif from Villa Italia. While Villa Italia is no more, it has been redeveloped into Belmar, an award-winning shopping, dining, retail, professional, and residential district a short two blocks from the Villas entrance on Teller Street.
The Villas and Belmar, with its pedestrian-friendly design, are one of the most walkable neighborhoods in the U.S., with all the attendant benefits. The evidence shows that walkable neighborhoods have higher property values, and that the average resident of a walkable neighborhood weighs 7 pounds less than the resident of a sprawling neighborhood! There are restaurants, coffee shops, movies and entertainment, grocery stores, parks, a public library, etc.
The Villas enjoys quick and easy access to downtown Denver, with all its cultural activities; in addition, the mountains are within easy reach via Highway 6, which runs into I-70. All in all, the Villas (and Lakewood) are in the enviable position of being a gateway to both the mountains and downtown Denver.
